Eight Stages of Delivery

Every Space Spectrum project moves through these defined stages. Each stage has a clear brief, defined deliverables, and a client sign-off milestone before progression — ensuring no surprises at any point.

01 Stage
Inception

Brief Formulation & Client Engagement

We begin with a thorough client engagement session to understand project goals, site constraints, budget parameters, and timeline expectations. A clear, agreed project brief is the foundation of every successful delivery — without it, design energy is wasted. We document all requirements, ambiguities, and aspirations before any technical work begins.

02 Stage
Pre-Design

Feasibility Study & Preliminary Budget Cost

Before committing to full design, we carry out a site analysis, statutory constraint review, and preliminary cost modelling. This gives the client a realistic budget range and development viability assessment — protecting against expensive redesigns downstream. We will advise honestly if a project is not financially viable at the brief stage.

03 Stage
Concept Design

Preliminary Sketch Design & Client Presentation

Conceptual design options are developed and presented to the client for feedback and direction. Spatial relationships, massing, orientation, and overall architectural intent are established at this stage. We produce 3D renderings to help clients visualise the proposal clearly — and we iterate until the client is fully satisfied before advancing.

04 Stage
Design Coordination

Multidisciplinary Team Coordination

Structural, MEP, landscape, and specialist consultants are formally engaged and aligned to the approved concept design. Integrated design coordination begins — ensuring all disciplines work from a common design intent. Clash detection and buildability reviews are conducted to resolve conflicts before they become construction-stage problems.

05 Stage
Technical Design

Detailed Design & Full Construction Documentation

Full construction documentation is produced across all disciplines — architectural drawings, structural calculations and details, MEP design drawings, specifications, material schedules, and room data sheets. A Bill of Quantities is prepared simultaneously for tender. This is the most resource-intensive stage and the one that determines the quality of what is built.

06 Stage
Procurement

Tender Management & Contract Award

Tender documentation is issued to pre-qualified contractors. Responses are received, evaluated, and a detailed tender analysis report produced for the client. Contract terms are negotiated and agreed with the selected contractor. Procurement of long-lead specialist subcontractors and suppliers is managed in parallel to protect the programme.

07 Stage
Construction

Construction & Resident Site Supervision

Resident site engineers and architects provide continuous supervision, quality assurance, and progress monitoring throughout the build phase. Regular site meetings, variation control, and interim valuation assessments ensure cost and schedule remain on track. Non-compliant work is identified and instructed for rectification before it is built over — not discovered at the end.

08 Stage
Completion

Commissioning, Handover & Aftercare

All building systems are tested and commissioned. Snagging inspections are conducted and defects rectified before practical completion is certified. Operation and Maintenance (O&M) manuals, as-built drawings, and warranties are transferred to the client at handover. Post-occupancy evaluation is available as a follow-on service — ensuring the building performs as designed in use.
